Finding a good mortgage lender is about more than just finding the best rate (although that is pretty important!) You need someone who will work FOR you and WITH you every step of the way, to make sure you not only get the right product for you, but that you understand the process and all the options. They help you work your largest debt–and asset–into the rest of your life. Think of this as a long-term relationship. When it comes to finding a mortgage, Our advice is usually to go to see at least two people:

Your own bank. They already know you, you likely already have a relationship with them, and they have your information, so it’s easy…plus they want to keep more of your business! If you don’t like your own bank (don’t worry, you aren’t alone), we are happy to refer some local lenders from local banks.

A mortgage broker. A broker will shop you as a client out to various lenders to try to get you the best rate and fit for you. Plus it doesn’t cost you anything since they are paid a commission by the lenders.

It’s the age of the internet, yet communication (like talking) has never been more important. For some it’s a lost art form, for others, it’s business as usual. When presenting a wining offer, communication is key and the following will help your offer get accepted.

Communicate. Your Agent should contact the Seller’s Agent to learn about the Seller’s needs and wants. You know what price they want but are they negotiable or do they need a lease-back? What will make your offer the winning offer? Ask.

Have a local lender. If cash is king then lenders are the queens. A good lender can make the difference in making yours the winning offer. Have you been pre-approved, through underwriting, can you close quicker than 30 days? Lenders have reputations and can help instill confidence that you will close and close on time.

Preparing the offer. A professional and experienced Agent knows how to complete all 20+ pages of the contract and guide you through it. In addition to price, the terms can set your offer apart. We have ways to make your offer the winning one because it’s not just based on price alone.

Follow Up. Your Agent should continue communicating to make sure your offer was received and answer any questions the seller may have. Their professionalism and your enthusiasm for the property will make a difference.

Real estate was once, and still is, a relationship based business. If your Agent doesn’t pick up the phone, it might be time to pick up a new Agent.
